You were the best Landlord we had and a great friend to us. A gentleman and very respectful.
Thank you for your life lessons, for your anecdotes with a glass of wine or a beer, for your recipes, for telling us about your passions in life with engineering, for your time.
It will be very difficult for us to assimilate and accept it but we also know how you felt and we are happy that you are now with your father whom you admired so much.
These words are our consolation and the things we did not want to tell you because we did not want to accept that you were leaving.
We send you a hug to heaven and as you told us in the last conversation it was great to meet you in this life, we will have some beers or wine when we meet again in heaven.
When we pass by your house and see those roses that you cared for so much and loved so much in spring, we will remember you. We will love and miss you forever dear Joss. Our condolences to all the family who loved you so much.

On Christmas Day we found out you passed away because we wanted to say hi and we have only just begun to process it because we talked to you almost a month before. You were the best Landlord we had and a great friend to us. A gentleman and very respectful.

Very sorry to hear that Joss has passed away.
I have many fond memories of Joss from our childhood. The fun we all had with the rabbits in your back garden in Carrick, playing with bows and arrows, and climbing trees. And times together in Motel when Joss was recording music to cassette tapes, an early sign of entrepreneurship. Then there were the adventures in Clonea Strand and Ballinacourty Harbour with the boats.

I have fond memories of the time I spent in Joss's company when I rented on Margaret Street. I will always remember him for the comforting smell of freshly baked bread and his incredible cooking talents. Rest in peace, Joss.
